Arroyo Rules

 

Arroyo Path Use and Restrictions

 

To ensure the safety of everyone, the designated path within the arroyo is reserved exclusively for walking. All users are required to utilize this path solely as a walking route.

 

The use of bicycles, motorized vehicles, skateboards, roller skates, and inline skates on the arroyo path is strictly prohibited. These restrictions are intended to minimize accidents and maintain a safe environment for pedestrians.

 

Exceptions to these rules are made for young children who are riding tricycles or bicycles, provided they are accompanied by adults. Additionally, individuals with mobility impairments are allowed to use motorized assistive devices on the path to ensure accessibility for all community members.


The use of fireworks and drones is not permitted in any Common Areas, including the arroyo path. These measures are in place to protect both people and property from potential harm or disturbance.

 

 

Common Area Conduct

 

Lot owners, their family members, household members, guests, and tenants are expected to conduct themselves responsibly within the Common Areas. All individuals must refrain from engaging in any activities that may cause erosion or damage to the vegetation present in these shared spaces.

In addition, actions such as planting, pruning, dumping, and vandalism are strictly prohibited within the Common Areas. These rules are designed to protect the integrity and natural beauty of the environment for the benefit of all residents and visitors.

Dues and Fees

 

Dues

 

Hillcrest IX currently has an annual assessment (aka Dues) in the amount of $550.00.  The assessment is broken down into two equal payments of $275.00 due on April 1st and October 1st of each year.

Dues Late Fee

 

Hillcrest IX charges 10% of the payment due (currently $27.50) for any dues payment that is not paid within the allotted time.

 

 

Disclosure Fee

 

Hillcrest IX currently has a disclosure fee of $400.00 due at the sale of a property.
